Summary: Great Reference!
Comment: This was an excellent reference for all levels of investors (new, novice & seasoned). Even if you use a property manager to assist with your home(s), this book is an excellent tool. It creates a lot of tips and creative techniques. Especially, when screening tenants. As the Mr. Landlord states in his materials, make sure to check your state's laws to verify if changes to the certain forms are necessary. Once again this is excellent. Depending on how serious you are in this area of real estate you may want to order his CD of forms, in addition to this book.

Summary: Lots of good, useful ideas
Comment: After reading Kamatoa's review of this book I almost didn't buy it. But because the other reviewers had given it 4-5 stars I decided to chance it. And I am glad I did! The one form Kamatoa refers to (the reason for late rent form) is done tongue-in-cheek. You can take it or leave it. But all of the other forms and information I found very useful. This book contains lots of great ideas about screening and retaining tenants. After reading this book I am excited about becoming a landlord once again!

Summary: The Landlord's Kit Helped Me Take Control!
Comment: Before reading this book, I often felt like I was not in control with my residents. I started using many of the over 100 rental forms in The Landlord's Kit, and residents are now much more cooperative (they pay rent on time, properly maintain the property and the residents actually like and respect me more). The book has a form to help me with every aspect of the rental relationship and even gives me numerous management tips that have helped me increase my cash flow and fill my vacancies faster. The book has been so helpful, I also purchased an additional copy for my relative who also owns rental property. If you're a landlord, or thinking about buying rental property, join a local real association and by all means defintely have this book as one of your main real estate resources.
