Summary: Great Book
Comment: I started buying real estate with a partner 1 year ago and we have bought and sold 12 pre-foreclosures since we started. I found out about Peter and David's books about 6 months ago and found that the information they give in these books is excellent. This book really explains the foreclosure process well and gives you great ideas on how to start locating these deals. I highly recommend this book along with all there other books to any one and every one who is interested in buying real estate. Thanks Peter and David for the excellent information you give us investors.

Summary: Peter and David - A Class of Their Own
Comment: These two investors have done an excellent job at explaining the nuts and bolts of real estate investing. Many authors fill pages and pages telling us the RESULTS of their successfull negotiations (e.g. infomercial testimonials). But P&D go into the details of how they communicate and negotiate their deals. They've put a lot of thought into their process as they explore the psychology of negotiating with sellers.

But why didn't I give this book 5 stars? Because in my view, their 2nd book is EVEN BETTER. While their 1st book was ok, they hit their stride on the 2nd book (Making Big Money Investing in Real Estate Withoug Tenants, Banks, or Rehab Projects) which in my mind is the BEST of the three they've written so far. I give them an A+ for content and quality. And this (new)book is right on the money too. So, I recommend reading BOTH books; they complement each other nicely. They have a win-win approach to investing. They also advocate putting 10% of your profits to good use in helping others. Like I said, a class act!

Summary: Have you tried their forclosure door knock scripts?
Comment: Door knocked and I almost was a crime statistic. I had a guy come up to the front door with a shot gun. Here is proff on why I think David Finkel and Peter Conti's concepts are not very good. I am living proff to atest their books, tapes, videos, courses don't work. Their mentor has told me that they have a lot of good concepts in "theory". But in REALITY, what they talk about does not work. I have been thru all their mentoring courses starting several years ago. I love the way they teach and they SEEM to be honest ethical people but all they actually want is $$$$. They protray the ethical image but are they? Have they actually done any foreclosures? OR have they interviewed a bunch of other investors and asked if they could use their stories? Have they again, pick up foreclosures or, did they read a billion books on foreclosure and summarized it? Is their forclosure information of each state really valid and reliable or did they interview beginner's attorney from Pre-paid legal who hire beginner attorneys? They've promised people that the classes would be personal with only 15 people. It ended up being so much more. They talk about how they are always cheap and want to negotiate everyone they can when ever they can. The concept and the theory is great. they "totally refundable gurantee" sounds great too. But when you are really faced with the "doing" rather than the reading, its a whole 'nother ball game. They expect you to do unrealistic things to get a refund such as putting out 100 signs per week in your neighborhood. I don'tknow about you but putting out signs are illegal. then if you don't do it then you have just violated their "totally refundable gurantee" rule. How many of their many students who get excited and sign up actually become successful investors? Are their sucess stories just from their students or from paid students they interview? Are any of their success stories ever updated or are they just the same story they have been using for years?
